Roles and Responsibilities:

You will be responsible for:

Portfolio Management:
  • Participate in Portfolio Management strategy and assist in preparation of the Strategic Investment Plans.
  • Review of asset performance, operating plans and budgets.
  • Support client and consultant relations and respond to information requests and reporting requirements.
  • Manage appraisal process by working with independent appraisers, completing in-house valuations and analyzing the results.
  • Prepare disposition analysis, Hold/Sell recommendation, and sale execution.
  • Bottom-line responsibility for asset performance.
Acquisitions:
  • Responsible for acquisition and disposition across a range of sectors and markets, including sourcing and origination, underwriting, market research, directing due diligence, preparation of investment committee paper, and negotiation of definitive documentation and financing documentation to completion of transaction.
  • Responding to clients’ queries in relation to various issues (e.g. reports, valuations, return analysis) and service current separate account mandates requirements.
  • Responsible for preparation of pipeline and helping with marketing materials for portfolio managers as and when required.
  • Participate in growing the business for the platform in making pitches to win separate account mandates and growing investor base.
Skills and Qualification:

To be successful in this role you will have:
  • Previous experience in Real Estate sector is a must; previous acquisition and/or disposition related experience is required to be successful in this role.
  • Strong commercial acumen with the ability to develop a thorough understanding of the requirements for a successful real estate investment, including identifying suitable transactions in Singapore.
  • Financial modelling and valuation analysis (existing and prospective assets) with EXCEL. This is a very critical skill set; modelling of real estate type investments is a must.
  • Candidate must demonstrate ability to manage the deal from sourcing all the way to successful closing.
  • Strong analytical skills and a high level of numeracy.
  • Effective communication skills, both written and verbal, with the ability to explain complex issues in a clear and concise manner.
  • Strong presentation skills in English is a key requirement for the role.
  • Intelligent, lateral thinker with the ability to identify solutions to complex problems.
  • Solutions focused, with drive and determination to succeed in a competitive market.
  • A team player who also has the ability to work autonomously where required.
  • Appropriate tertiary qualifications in a financial, legal or quantitative discipline.
